What is a final inspection?
The final inspection, also known as the pre-settlement inspection, is a pivotal moment in a vendor’s real estate journey and marks the last opportunity for the purchaser to assess the property before they approve settlement to proceed. It serves as their ultimate opportunity to verify that the property aligns with the conditions outlined in the contract.
As a vendor, meticulous preparation is essential for a seamless and successful inspection. In this guide, we’ll explore the key steps to ensure your home is ready for inspection and how to handle any issues that may arise post-inspection.
Purchasers may request for you be in attendance to ask questions, or to show them the operation of specific devices at the property. If the purchaser requests your attendance, please try an accommodate them as best as possible. Purchasers are just trying to make their transition into your home as easy as possible.
Preparing the home for inspection
1. Clean and Presentable Condition: Before the final pre-settlement inspection, invest time in thoroughly cleaning the property. Presenting the home in its best condition not only leaves a positive impression but also allows the purchaser to envision themselves in a well-maintained space.
2. Empty and Ready: If the property is meant to be vacant by the final inspection, ensure it is empty and all personal belongings are removed. This creates a clear canvas for the purchaser to inspect every aspect of the property without any distractions.
3. Utilities and Services: Confirm that all utilities and services, including water, electricity, and gas, are connected and in working order. Ensure any storage hot water system is operational and at temperature. During the inspection
Please have all available keys on hand together with any remote controllers to enable a smooth process.
During the inspection the agent will guide the purchaser through the property to do their checks room by room. Once a room is completed, they will move onto the next room until all are completed. They will then proceed outside to do the same.
If you are present during the inspection, please let the agent and purchaser conduct the inspection and do not be alarmed by the purchaser making notes as they go. Be available to answer any questions they may have or to demonstrate any appliances/devices if required. It’s all about creating a positive and informative experience.
Handling issues after inspection
1. Open Communication: If issues are identified during the final inspection, maintain transparent communication with the purchaser. The purchaser will provide a written list of their concerns.
